A £25 booking fee is payable on all bookings.
To secure any reservation, we require a deposit of £200 for 7 a night booking or £100 for a short break. Any balance is due 6 weeks before arrival. For bookings made less than 6 weeks away, full payment is required.
We can accept payments by cheque made payable to Ramshorn Estate Limited or by credit or debit card. There is a 2% surcharge for any credit card payment.
If you need to cancel your holiday, you need to notify us immediately. The following charges are payable:
More than 43 days – Deposit only
42 to 29 days – 50%
28 to 8 days – 75%
7 days or under – 100%
A ‘Good Housekeeping’ bond of £100 is required to cover against costs for any loss or breakage. This needs to be sent 2 weeks prior to booking in the form of a cheque. The cheque is not cashed at that time. After departure, the housekeepers will check the property and providing that it has been left in a satisfactory condition, the cheque will be destroyed.
You can arrive any time after 4 p.m. on your first day. For your convenience, the keys to the property will be left in a ‘key safe’ box outside of the property so that you can arrive at your leisure. You will need to call 01538 399813 during office hours one week prior to arrival to obtain the key codes.
Please vacate the lodge by 10 a.m. to give the housekeepers time to prepare the lodge for the next guests. The keys should be put back in the box when you leave.
Beds are made up on arrival. 1 bath and 1 hand towel will be left for guests. If you require any more towels, please bring these along particularly if you have hired a lodge with a hot tub as we do not provide additional towels for this use.
There is a log burning stove in every property and a supply of logs and sticks will be left for you. During weekly stays, this supply will be topped up giving a reasonable supply depending on the season. However you may need to purchase more logs if you use the log burning stove continuously.
A small pack of cleaning materials, toilet rolls etc. is left in each property. This intended as a starter pack only and you may need to bring/purchase more items, particularly for longer stays.
There is room to park at least one vehicle outside of each property and there is a large car park at the end of the site.
There are two ponds within the grounds. Please take extra care with children and do not leave them unsupervised.
All properties are STRICTLY non smoking.
Pets are allowed in Dimmingsdale and Norbury only. There is a charge payable of £25 per pet.
From mid September Dimmingsdake and Norbury will have hot tubs. Prices will increase for all new bookings made after 21.8.09 but if you have already booked, then we will be contacting you to offer you the option of not having use of the hot tub or using it and paying an additional amount. Details will be sent out shortly.
